Below are the terms and conditions you are accepting when renting one of our guest suites:

1. Guest Suites can be booked for up to seven (7) consecutive nights. Extended bookings may be accommodated, depending on Guest Suite availability.

2.Once guests have checked in NO REFUND will be issued for early departures.

3. The Applicant shall ensure that all persons admitted to the Guest Suite vacate the Guest Suite promptly at the time that has been specified and that the keys are returned to Security at the noted check-out. If the keys are not returned, each additional day the keys are withheld will result in the Applicant being charged for each day that passes. The security deposit fee will be forfeited if the keys after 5 days from the check-out.

4. The Applicant expressly agrees as follows:

The Applicant and their guest(s) will not permit noise or any other disturbance of residents at the Facility. Any guest that causes a disturbance that is deemed to create an unacceptable level of noise will result in the security staff terminating the contract after ONE warning.

The Applicant shall be responsible for the conduct and supervision of all persons who are admitted to the Guest Suite and shall ensure that all provisions of this contract are strictly observed.

Upon breach of the above terms or upon breach of the Rules and Regulations, the Guest Suite shall be immediately cleared and cleaned.

The guest(s) may not use any of the amenities if not accompanied by the Resident.

5. The Applicant shall be held liable for all damages, however caused, to the property of the Guest Suite and the common elements of the Facility which are deemed to have arisen from the use of the facility by the Applicant, any member of his or her family, or any guest occupying the Guest Suite.

6. The Applicant agrees that the Guest Suite is being contracted for his/her guest’s personal use.

7. The Applicant shall be responsible for insuring against personal injury or damage, and for the damage, loss or theft of clothing, equipment or other personal property of anyone who has been admitted to the Guest Suite by the Applicant, any member of his or her family or any guest occupying the Guest Suite.

8. The Applicant shall remove all personal belongings, and shall vacate the room no later than 12:00 p.m. on the scheduled check out date. Guest suite keys are to be returned to Concierge. Lost or misplaced keys will be charged back to the unit owner.

9. Existing furniture and accessories are NOT to be removed from the room under any circumstances. A pre-inspection and inventory will be conducted prior to occupancy and a post-inspection will follow.

10. This Agreement is restricted to persons who are residents of the Facility and who are over the age of nineteen (19). There is a maximum of 2 people allowed in the Guest Suite.

11. SMOKING IS STRICTLY PROHIBITED as per the Smoke Free Ontario Act.

12. Pets or animals of any kind are prohibited in the Guest Suite.

13. In the case of excessive damage or disturbance, the management company or its designee may permanently revoke Guest Suite privileges for the Applicant.

14. It shall be the responsibility of the Applicant to advise the Security Staff when their guest(s) have vacated the suite, to await their arrival and to ensure that the physical lock-up of the Guest Suite occurs in the presence of the Applicant. If check-out is completed on a later date then expected the Applicant will be charged for all additional days.

FAILURE TO DO SO MAY PLACE ANY DAMAGES AND THEFT OF CONTENTS THAT MAY OCCUR UNDER THE RESPONSIBILITY OF THE APPLICANT.
