Attention Residents: False Building Alarm

Earlier today we experienced a false alarm with the building system. Due to the integration with Phase 2 a trouble alarm was triggered. Maintenance crews were on site to attend to the situation and rectify the problem as soon as possible.

This integration is expected to continue over the course of the next two weeks. We have been advised that although no issues are anticipated this could occur again. We have been assured by the Builder that they will do everything they can to prevent further nuisance to residents.

Christmas Tree Disposal January 15

Dear Residents,

Now that the holidays have come and gone, unfortunately so must the lovely decorations. To help make this time go by with some ease, 
you can pick up free disposal bags for your real trees from Security.

Please do not forcefully lodge your tree down the garbage chute.
christmas-treeThese actions will cause a major blockage and will shut down the entire chute. Not only will this cause additional work for our cleaning staff, but it can seriously damage the chute and raise condo fees.

Your trees and any large garbage items should always be brought to Visitor Parking on the ground level and left outside the compactor room.

Christmas Door Decorations

Dear Residents,

An inspection with the fire department was recently conducted in our building. They reported to us that all door decorations are against The Fire Code.

The fire department considers this a fire safety risk to Condominium building due to the fact that they are not fire retardant, references below.

Div. B. 2.4.1.1.(2)
Combustible materials shall not be accumulated in any part of an elevator shaft, ventilation shaft, means of egress,
service room or service space, unless the location, room or space is designed for those materials.

They also noted that leaving any items in the corridors by or on your suite door is also not permitted, 
as shown below:

Means of egress shall be maintained in good repair and free of obstructions.

Though we support everyone’s holiday spirit, we must comply with the Ontario Fire Code. Please remove all items immediately. The Fire Department will be conducting a follow-up inspection to ensure everyone is in compliance.

Holiday Visitor Reminders

Dear Residents,

With the holidays nearing, the number of visitors to the building will begin to increase. We would like to remind all residents of some important building information so that everyone’s holidays run smoothly!

Three main items to remember when you have guests coming to the building are visitors parking, visitor entry into the building, and neighbourly noise consideration.

Visitor parking is monitored periodically after 12:00 am. Any guests staying past this time will require a visitor parking pass. If you visit our Visitor Parking page, it will take you directly to the parking enforcement website to retrieve your pass. Please remember, each licence plate is only permitted eight passes per month.

Inform all your visitors to proceed to the front vestibule and use the Enterphone system to gain access to the building by the person they are visiting (you). This procedure is strictly enforced by Security, for the safety and security of all residents. Anyone knocking on the visitor parking door by the Security desk will not be granted access. If you are not in the Enterphone system, please register with the building to be added.

Sound and bass vibrations travel efficiently through walls and floors when living in a condominium structure, which can be extremely disturbing to your neighbours. Please refrain from playing anything excessively loud in your suite and remind your guests to keep their volume at a considerate level. Excessive noise is disruptive to those around you and is against the building’s rules. We want everyone to enjoy themselves!

We would also like to remind residents that the Meeting Room and Party Room are available for rent! You can host up to 20 guests in the Meeting Room or up to 50 guests in the Party Room. Should you wish to view either amenity, please contact Management.

HVAC MAINTENANCE & FILTER CHANGE

Tuesday, November 14th – Tuesday, November 21st

Unilux will commence the Annual Fan Coil filter change maintenance at 9am on the following days. Please review the schedule below relative to your unit:

Tuesday, November 14th – PH, LPH, 19th and 18th Floor

Wednesday, November 15th – 17th, 16th, 15th and 14th Floor

Thursday, November 16th – 12th, 11th, 10th and 9th Floor

Friday, November 17th – 8th, 7th, 6th and 5th Floor

Monday, November  20th – 4th, 3rd, 2nd and Ground Level

Tuesday, November 21st – Common Areas/Missed Suites

Please ensure the area in front of the HVAC unit is clear for them to work, that your in-suite alarm is turned off and that any pets you have are secured in another room. The technicians will be entering all Units accompanied by the site superintendent and/or Security Staff.

It is important for residents to understand this is only a rough schedule that is subject to change without notice.  We will do our best to remain on this schedule however, incidents may arise that could alter it.

ANNUAL BUILDING & IN-SUITE FIRE ALARM TESTING

Commencing Wednesday, November 8th at 9am Mircom will be conducting the annual building and in-suite inspection. Through this testing period, audible alarms will be sounding. These inspections are not optional.

Please see schedule below:
Tuesday, November 7th & Wednesday, November 8th
Common Areas, Elevators & End of Lines (Silent Testing)
Thursday, November 9th  & Friday, November 10th
Access to all Units PH Level to Ground Floor (Intermittent Bell Ringing)
Monday, November 13th
Full Building Load Test (Intermittent Bell Ringing)  

The technicians will be entering all suites on Thursday, November 9th and Friday, November 10th, accompanied by the site superintendent. If you have a pet in your unit, please make sure they are contained in an area where they will not be upset by the entry into your unit.
