Light Objects on Balconies & Cigarettes

Dear Residents,

It has been brought to our attention that residents are leaving light objects outside on their balconies. Objects reported to us include children’s toys, empty bottles, door mats, blankets, patio furniture pillows/cushions, cans, and cigarettes.  These items are flying off balconies with the wind and are landing on balconies below.  

This poses an extreme danger and potential threat to people on their balconies as well as individuals below on sidewalks, walkways, and terraces.  

Please REMOVE ALL light objects from your balconies IMMEDIATELY.  We ask that all residents be attentive and considerate to those below. 

We must all do our part in being respectful to those around us and in keeping our home looking clean and safe.

Repairs to the Pool Changeroom Showers

Attention Residents,

Please note, the showers continue to be misused and are repeatedly damaged by residents behaving roughly with them.

We all need to pay special attention and be careful when using the showers. If you are unsure how they operate please speak to Management and we will gladly walk you through it.

In-Suite Fan Coil Maintenance & Filter Change
Tuesday, June 12 – Tuesday, June 19

Between 9:00 am & 5:00 pm

Unilux will commence the Spring Fan Coil filter change maintenance at 9am on the following days. Please review the schedule below to note the date relative to your unit:

Tuesday, June 12th:      PH, LPH, 19th and 18th Floor

Wednesday, June 13th:      17th, 16th, 15th and 14th Floor

Thursday, June 14th:      12th, 11th, 10th and 9th Floor

Friday, June 15th:      8th, 7th, 6th and 5th Floor

Monday, June 18th:      4th, 3rd, 2nd and Ground Level

Tuesday, June 19th:      Common Areas/Missed Suites

Please ensure the area in front of the fan coil unit is clear for them to work, that your in-suite alarm is turned off and that any pets you have are secured in another room. The technicians will be entering all Units accompanied by the site superintendent and/or Security Staff.

It is important for residents to understand this is only a rough schedule that is subject to change without notice.  We will do our best to remain on this schedule however, incidents may arise that could alter it.

Garage Power Washing

Attention Residents of SkyCity Phase 1,

Please note that the parking garage power wash has been scheduled for the following dates:

Tuesday, June 26th – Level 2

Wednesday, June 27th – Ground Level

Thursday, June 28th – P1 Level

Power washing will take place between the hours of 9:00am to 6:00pm. Please remove your vehicle(s) from the parking garage by 9:00 AM on your above-specified date.

Failure to remove your vehicle as requested will result in individual charges for cleaning to your parking space at a later date.

Improper Garbage Disposal

Dear Residents of SkyCity Phase 2,

It has been brought to our attention that some residents have been leaving their trash on the garbage disposal room floor. This has caused a foul odour to accumulate and seep into the hallways, which ultimately attracts vermin into the building and raises maintenance fees.

This is also unfair to residents and our cleaning staff as it causes additional work for them, as they must go through every floor, clean up everyone’s garbage and disinfect the room. This takes them away from far more important tasks.  

The garbage chute is currently CLOSED.

During this time, please arrange to throw your items out in the ground floor garbage chute room as it is ALWAYS OPEN.

Every single person received a garbage pamphlet that went over these instructions. Anyone that does not follow these instructions is contributing to maintenance fees increasing.

As a courtesy to your upset neighbours, as well as communal responsibility, please refrain from leaving trash on the floor and dispose of all garbage properly. If residents witness this being done by their neighbours please report it to the Security Desk IMMEDIATELY.

Bell is in the building! They will be offering a special promotion for residents from Monday, May 14 until Wednesday, May 16. If you are interested you can find their kiosk in the lobby across from Security. On May 15th they will have a latte cart set up in the lobby as well!

Cigarettes Tossed from Balconies

To All Residents,

It is that time of year again where the weather is warming up and residents are beginning to utilize their balconies. We would like to take this time to remind residents to be mindful when smoking on their balconies. Tossing butts over the balcony is a dangerous act that could cause a fire.  As well tossed butts and ashes land on others peoples balconies and have been known to cause burn damage to their property.

Living in a condominium requires an understanding by each resident that they live in a community with others. This behaviour not only constitutes a nuisance for the residents of the building but more importantly, constitutes a safety hazard for everyone.

Pursuant to subsection 119 of the Condominium Act. 1998 (the “Act”), unit owners have a duty to comply and cause their residents and/or tenants to comply with the corporation’s declaration, by-laws, and rules. Throwing cigarette butts is not only dangerous and unhygienic, it is also a breach of the corporation’s governing documents, including:

  1. Section 117 of the Act;
  2. Part Five, Section 16, Paragraph 1 and Paragraph 2 of the Declaration; and,
  3. Rule 3 and Rule 6 of the corporation’s rules and regulations.

All residents responsible for the above unacceptable conduct immediately comply with the corporation’s governing documents and permanently refrain from discarding cigarette butts onto other residents’ premises or the corporation will exercise the rights available to it, including the commencement of legal proceedings, to enforce the offending owner’s obligations to comply, and to cause his or her tenant(s) to comply, with its governing documents, the costs of which will be charged back to the offending unit owner.

The corporation is requesting your help in identifying the offending parties. Due to the extreme nature of the conduct occurring in this community, it will be extremely appreciated to receive any helpful information. It is unfortunate that a few residents can ruin the use and enjoyment of the condominium community for many residents. Accordingly, if you have any information in regards to this issue, please contact management in writing so that appropriate measures can be taken to address this matter. We assure you that your communication with the corporation in relation to this issue will remain strictly confidential and that your identity will not be made public without your explicit prior written consent.

Remember, if you cause a fire below, you’re above it!

We should all take pride in keeping this building clean and safe.

Unscheduled Fire Testing

We wish to advise residents that Management and the Board of Directors were not notified in advance about this mandatory testing that the Fire department deemed necessary on Thursday, May 3rd, 2018.

The Fire Department was on site for inspections on Phase 2 for occupancy permits as arranged by the Developer.  During that time they insisted that the sequence of operations between the two towers were tested.

Please note that when the Fire Department deems matters to be a life safety issue they have the authority to conduct such tests immediately and without notice.

The fire alarm system for both towers is interconnected through the common levels P1-3rd floor.  This means that any alarms on those common levels which are activated will trigger audiles on all levels in both towers.  Any alarms triggered above the 5th floor are stand-alone, meaning one tower will not affect other.

It is likely that we will experience some false alarms from Phase 2 due to the ongoing construction.  Steps have been put in place to try and avoid this, however, we cannot predict such incidents. We appreciate your patience during this time.
