DO NOT TURN OFF YOUR IN-SUITE HEATING WHILE EXTERIOR TEMPERATURES DROP

ATTENTION ALL RESIDENTS,

It is very important that everyone is aware that the building’s heating and cooling system operates using water lines. Kindly review and follow the below guidelines to help prevent your fan coil system (heating/cooling unit), from failing and causing water damage:

Residents should avoid turning their thermostats off, especially when exterior temperatures reach minus one (-1) degree and lower. Thermostat fans should be set to “Auto” (automatic).  Once your suite reaches your desired temperature the fan will automatically turn off. It will only turn back on to keep your Unit’s heat at its desired temperature.

By starting your heat after returning home to a cold suite, your fan coil system has to work harder, warming up the Unit for a long period. Setting your thermostat to your desired temperature and leaving it there throughout the day is the most cost-effective for your hydro bill.

By shutting off your heating unit, the water inside the fan coils stops circulating. The stagnant water can cause the Heating unit to malfunction and/or the coil lines to freeze.

We strongly recommend that you DO NOT leave your patio or bedroom sliding doors open during these cold temperatures. The heating unit’s air intake draws in the cold air for circulation, which can cause the fan coil system to malfunction. This may further crack the coil lines allowing excesses water to overflow into your suite and the suites beneath you, which was recently the case with one of the suites in the building.

It is our goal to avoid discomfort for all residents, especially during these winter months. Your understanding and cooperation with this important matter is greatly appreciated.

In-Unit Condensation

Dear Residents,  

Customer Service has asked that we highlight a section of the Tarion guideline that focuses on condensation in the Unit, please see below:

Section 8.5
Condensation occurs when water vapour in indoor air contacts cool surfaces such as window glass. Condensation on interior window surfaces is common during cold seasons. When outdoor temperatures are well below freezing, ice may form at the bottom of the window. Since it is important for homeowners to maintain proper humidity levels within the home to prevent damage to other components such as hardwood flooring and for physical health, some condensation on windows may be expected. Indoor humidity levels may be controlled by dehumidification, ventilation or air conditioning. Interior air moving over the windows can help control condensation. Heavy draperies or window coverings that cover windows and block heat diffusers can prevent air flow. Running the furnace fan continuously in conjunction with the principal exhaust fan can also help to control condensation on windows.

Proper Balcony Behaviour

Dear Residents,

It has been brought to our attention that some residents have been misusing their balcony/patio. Please note, the governing documents state that only balcony furniture is allowed on balcony/patio.

Any light objects are required to be removed as they pose an extreme danger and potential threat to those on their balconies/patios and individuals below on sidewalks, walkways and the terrace.

Individuals should also NEVER throw any items off their balconies or let their pets go to the washroom on their balcony/patio, see photo below.

Objects that have been reported found on different balconies include children’s toys, plastic/glass bottles, pillows/cushions, cans, rocks, pet feces, and cigarettes. Please REMOVE ALL light objects from your balconies IMMEDIATELY.  We ask that all residents be attentive and considerate to those below/around you.

We must all do our part in keeping our home safe and looking clean, as well as being respectful to those around us. Each resident is, directed by the governing documents, to keep their patio or balcony in a clean and sightly manner. You are all neighbours, so do not forget to behave neighbourly. Going the extra step and informing your neighbours below you that you are cleaning your balcony will always be appreciated. Management has become inundated with complaints regarding personal issues between neighbouring residents that would be better handled amicably amongst yourselves.

Please do not forget to always report incidents to Security immediately so they can investigate in real time. Thank you in advance for your attention and co-operation to this very important matter.

Resident Vehicles Burglarized

Attention All SkyCity 1 & SkyCity 2 Residents,

We would like to inform everyone that on Friday night, several vehicles in the parking garage were burglarized. There was no forced entry into the garage or into any of the vehicles. It is important to note, the vehicles were all left unlocked, no property damage was reported and no one was injured as a result of this incident.

For this reason, we wish to remind all residents that we must all do our due diligence in securing our home and belongings. While we are fortunate to have Security on-site 24 hours, each day of the week, whom conduct building inspections several times throughout their shift, it is still important residents always lock their vehicle, locker unit, and Unit/suite door.

While this is a very unfortunate incident, this is a police matter and you must file a proper report with the police. Management will then, by any means available, cooperate with the police.

We ask that all residents ensure they are listed on the Enterphone system. Guests will not be let into the building by Security. You, the resident, are required to let in your own guests, this also applies to food deliveries. We have had incidents in the past where residents are upset with staff for not allowing their guest access. This protocol is enforced for the safety and security of all residents that live at SkyCity. If your guest is using the visitors parking garage, once they park their vehicle, they must exit the garage and enter through the front of the building’s vestibule as that is where the Enterphone system is contained. Please inform your guests of this procedure before they arrive on site to avoid any unnecessary frustration and/or verbal abuse to staff.

It is important that we all do our part to ensure our building is secure. If you notice any suspicious behaviour or have your FOB/garage remote lost/stolen please contact Security immediately.

Christmas Tree Disposal Monday January 7 & 14

Dear Residents,

Now that the holidays have come and gone, unfortunately so must the lovely decorations. To help make this time go by with some ease, starting tomorrow, you can pick up free disposal bags for your real trees from Security. Please ensure all decorations are removed before bagging your tree.

Please do not forcefully lodge your tree down the garbage chute. These actions will cause a major blockage and will shut down the entire chute. Not only will this cause additional work for our cleaning staff, but it can seriously damage the chute and raise condo fees.  

Your trees and any large garbage items should always be brought to Visitor Parking on the ground level and left outside the compactor room doors.

Fire Alarm Test January 3rd

Attention Residents of SkyCity 1 & SkyCity 2,

Please note that Capital Fire will be conducting the monthly building fire alarm test that will take place in SkyCity 1 on:

The speaker system will be tested along with the fire alarms. During this time the alarms will sound periodically.

We wish to remind all residents of an important building detail. As a result of both buildings being connected through the shared amenities, the fire alarm systems are connected as well. If one building is conducting a test on the system or experiences a fire emergency, the alarms in both buildings will sound.

Annual Elevator Testing

Attention SkyCity 2 Residents,

The Annual Elevator test will be conducted by our trade Thyssenkrupp on:

The elevators will be inspected one at a time. This way there will be 2 working elevators at all times. For this reason there will be no move-ins, move-outs, or deliveries booked on this day.

Change in Weight Room Hours

Notice to All Residents,

Over the past few months we have received several noise complaints from Units above from weights dropping. Management has posted notices reminding residence not to drop the weights while using them for this reason. Unfortunately these notices have been ignored. A few residents during the evening hours are creating this disturbance that is affecting those above. It is within our governing documents that residents are entitled to the quiet and peaceful enjoyment of their home.

We started by reducing the closing time of the weight room by one hour to 10pm. We also tried relocating the weights into the exercise room, but residents have carried the weights back into the weight room and continue to misuse them. Unfortunately we are not able to identify these individuals and equipment has been damaged and broken.

At this time after much discussion amongst the residents affected and the Board, it has been decided that the weights will be returned to their original location and the hours will be reduced further to 9pm.

It is unfortunate that a few residents are creating an issue for many. If any residents have witnessed others misusing the weights we urge you to please report this to security immediately so a proper report and follow up can be completed.
