Attention Residents,
Please be advised that the building’s fan coil system has now been turned over to air conditioning. Air conditioning should now be in full operation in all areas of the building, including Units. Please adjust your thermostats as necessary.
If you do not wish to have air conditioning in your Unit simply turn your fan coil system off, however, leave your fan on. The fan should always be left on as it must circulate air throughout your Unit.
During this time you WILL NOT be able to use the heating feature. This is due to the fact that our building runs on a fan coil system that will only offer you one of the two options, heating or air conditioning. The building must switch between heat and air conditioning for all Units. This feature cannot be individualized with fan coil units. In other words, if the building is providing air conditioning at this moment you will not be able to turn on the heat until it is time for the entire building to change over, and vice versa.

With the arrival of the warm weather, the use of resident’s exclusive patios/balconies/terraces has increased. While these areas are exclusive private spaces, they are considered common elements and therefore have rules to their use.
“Each owner shall be permitted to barbeque using only an electrical barbeque on his/her exclusive use patio, balcony or rooftop terrace, as applicable. No other form of barbequing shall be permitted on such areas. Each owner shall maintain her/her patio, balcony or rooftop terrace, as applicable, in a clean and slightly manner and, save as set out hereinabove in this paragraph, shall use this area only for the enjoyment of patio furniture kept thereon. In that regard, such areas shall not be used to store any items including, without limitation, bicycles and such areas shall not be painted and no type of flooring shall be affixed thereto…”
We ask that all residents be attentive, considerate, and respective to those around you. We must all do our part in keeping this home clean and safe. Building safety is reliant on how all of us treat the property. Management will be conducting inspections of resident balconies to ensure everyone is abiding by the governing documents. It is important residents be familiar with all the governing documents.

On Tuesday we announced that we would be merging the visitor parking system with our amenity booking system CondoControlCentral.com. We are pleased to announce that this merge is now complete.
This system still allows you to track how many passes your Unit has issued. As previously mentioned, you may now obtain a permit for more than 1 night in a row. Each night will count towards your total of 10 permits. If you request a permit for 3 nights then you will be using 3 out of the 10 permits you have for your Unit.

Attention All Residents,
The Smoke-Free Ontario Act (SFOA) prohibits smoking in common areas of multi-unit housing (condominiums) such as party rooms, lobby areas, elevators, enclosed parking and facilities. Despite this, some residents are still smoking cigarettes and marijuana in the common areas, and even disposing their cigarette butts in these areas, see photo below. Smoking in the common areas is unacceptable. Throwing tobacco or marijuana cigarettes off your balcony, or discarding the remaining cigarette butts on the ground in the common areas, is unacceptable.
Condominium fires are a real threat to not only your safety but the safety of everyone else in this building. We have a zero tolerance policy for this dangerous act. Not only is it very inconsiderate, it is unsafe and needs to stop immediately.
While the SFOA and our governing documents do not prohibit smoking inside individual units or on balconies and patios, drifting smoke that affects other units is prohibited.
York Region Public Health Tobacco Enforcement Officers may inspect and respond to complaints about smoking violations outlined within the SFOA. Report smoking in areas restricted by the SFOA and other tobacco-related violations by contacting:

Recently a change was made in the way you obtain a visitor parking pass. Our parking enforcement company introduced a new system that required a login to obtain a pass. This new system was introduced in an effort to make the visitor parking system experience more efficient, as it tracks how many passes your Unit has issued and stops residents taking advantage of the visitor parking pass limits.
While this new system has provided many benefits, it has also come with confusion as we now have 3 websites residents must remember. In an effort to centralize information, we have spoken with Condo Control Central regarding the visitor parking system feature on their platform.
Over the next week we will be shutting down the yrscc1315.condocommunities.com system (our current visitor parking website). We will be merging the parking pass feature with the condocontrolcentral.com website where you should already have an account set-up for amenity bookings and filter purchases.

Security will now be contacting residents for packages through our condocontrolcentral.com system.
Moving forward, when Security receives a package for your Unit, you will receive an email notification instead of a phone call. The email you have registered with the building is where the notification email will be sent too.
You will still need to bring a piece of photo-ID to pick-up your package and will need to sign for it’s pick-up.

Please note that the POWER WASHING of the parking garage has been scheduled on the dates listed below:
Please remove your vehicle(s) from the parking garage by 8:30AM on your above specified date.
It is mandatory that all residents remove there vehicles from the parking garage on their specified date.
If you will be away we ask that you make arrangements to have your vehicle moved. Failure to remove your vehicle as requested could result in individual charges for cleaning to your parking space at a later date at a cost of $250.00.

Attention All Residents,
The Theatre Room and the Wii Room are now open for use. If you would like to use one of these rooms, you must be a registered resident of the building. If you have registered yourself, then you should have access to the website condocontrolcentral.com. Using this website you can reserve a time for either room. Reservations are for 5 hours maximum.
While there is no fee for the room, you are still required to provide a $200.00 (refundable) damage deposit to use the room. In order for the $200.00 damage deposit to be held on your credit card, our amenity booking system charges a service fee of $6.13 (non-refundable).
